What to expect.

A Home Inspection is a comprehensive examination of the physical structure and systems of a building at the time of the review. If you are thinking of buying, selling, or renovating a property, it is crucial that you have it thoroughly inspected by an experienced and impartial home inspector. Inspectors do not make repairs on any defects, nor do they have any financial interest in the property. When buying or selling a property, both the buyer and seller will benefit from knowing exactly what to expect in terms of needed and future repairs and maintenance. An inspector can interpret hidden clues and present a professional opinion as to the condition of the property so you can avoid unpleasant surprises afterward. An inspection will also point out the positive aspects of the building, as well as the type of maintenance required to keep it in good shape. An inspection will provide a detailed understanding of the property you are about to purchase and be able to confidently make an informed decision. As a seller, an inspection can identify potential issues that may slow the sale of your building and can recommend preventative measures that could avoid future expensive repairs.

The inspector will generally be at the home 2 to 3 hours depending on the size and complexity of the property. The inspector will normally arrive at the home before the scheduled time to get started on the roof & outside work before the client arrives.

While the client is not required to be present at the inspection, it is recommended. The inspection is a great opportunity for the client to ask questions and learn more about the property. Inspectors can point out specific issues and explain their findings as they progress through the examination. I recommend that if you cannot be present for the duration of the complete inspection at a minimum be there for the last 30 minutes to go over the inspector’s observations, recommendations and any questions you may have.

The Inspector will walk the roof if conditions are safe to do so. If it is not possible to be on the roof due to extreme slope (to steep), weather or structural safety concerns, the Inspector can still inspect it from the roof’s edge and/or using binoculars. In addition, many roof related problems can be identified by examining the underside of the roof sheathing in the attic space if it is accessible and safe for inspection.

The Inspector will generally enter any crawlspace provided it is accessible, has at least 18 inches of clearance to the bottom of the floor joist , no standing water is present and no other safety hazards are present (i.e. a family of raccoons)

A complete report with photos of all reported issues/defects and recommendations is given at the end of the inspection covering all aspects of the condition of the property from the structural foundation to the roof assembly. This also includes: mechanical systems such as heating/cooling, plumbing, and electrical, the building exterior & interior, doors & windows, the attic, ventilation and insulation. Only those items that are visible and accessible by conventional means are included in the report. Your report will also be available online for a minimum of five years. Additionally, the inspector will be available to discuss the details of the report by phone following your receipt of the inspection report which can be accessed online or sent via email.
